Cheap rent, low tax rates, affordable housing, a growing economy, no snow shoveling, easy commutes and cheap gas. Despite the national impact of COVID, Tucson has not felt the effects to the degree that California, New York, Washington, and other states have. We are actually seeing an influx of out of state people and businesses moving to Tucson, mostly from California and New York and there are reasons why those businesses have moved…..
  1. Cheap commercial real estate rents and purchase prices. On average, Tucson rental rates and sale comps for office, industrial and retail are around 50% less than Los Angeles.
  2. Tax rates. Arizona income tax, on average is 1/3 of the California income tax rate. Pima County real estate taxes are around 1%.
  3. Cheap fuel. California’s gas tax is 47 cents per gallon and New York’s is 46 cents per gallon. Arizona’s gas tax is 19 cents per gallon. Affordable fuel saves companies and their employees’ money. More money to invest back into the business.
  4. Affordable housing. Per the Tucson Association of Realtors, the average home sales price in April 2020 was $255,000. We also have lots of brand new housing developments that are affordable.
  5. Tucson has a growing economy. Downtown and the University of Arizona are quickly growing, creating more consumer demand in throughout Tucson. New housing developments are popping up throughout Tucson and neighboring communities which creating lots of demand for contractors and industrial supply businesses. The mining, aerospace, defense, and optics industries are growing quickly in Tucson. Raytheon continues to grow, Catepillar just moved its mining headquarters to Tucson, large logistics companies have recently moved to Tucson and Hexagon Mining just leased a large office building in Downtown Tucson.
